-Additional guests outside of your confirmed guest count are not allowed on our property unless pre-approved PRIOR to your stay.
-We have a zero tolerance policy on our property being used as a “home base” for parties or visitors to come & go.
-We have exterior cameras to verify who is entering our home.
-If you exceed your confirmed guest count, you will be asked to leave immediately and charged a $500 fine.
-Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.
**There is an additional $400 fee for guests wanting to book my property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house and PLEASE clean up any mess.
– Absolutely NO pets whatsoever allowed ON or IN the property. We and other guests have severe pet allergies and we want to keep this property pet free.
-Absolutely NO major parties. If you’re looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We’re ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 8).
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls due to your decorations may result in being charged.
-Please leave the house in the condition it was when you arrived, or better! THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The cleaning fee covers the expense of hiring our awesome cleaner to wash all of the linens, clean the kitchen, bathrooms, & living areas, dust, and general up-keep of the home. It does not include cleaning up after any disrespectful messes left behind. Please follow our easy check-out instructions in the welcome book. If you follow those, you’ll be in good shape!
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable homeowners and will understand if accidents happen, but please do not try to “hide” it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECT OUR NEIGHBORHOOD. Remember, you’re not renting a hotel room, you’re renting a house in a neighborhood where people live. We ask that you respect our neighbors and neighborhood by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (We had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).
EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before, or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘’holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Stow Station.
The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.
20 Minutes to BNA, 10 Minutes to the Gulch and Broadway, 5 Minutes to 12 South. Cheap Uber/Lyft ride to all areas!!
** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!

Your host won’t be on the property but they’ll be available for anything you need during your stay.
You will have a detailed digital guest book with tips on how to work the TVs, trash, check-out instructions, and it also includes favorite spots in Nashville!
Although close to all the action, the neighborhood is peaceful and quiet. Walk 3 minutes to Belmont University and 5 minutes to historic and fabulous Hillsboro village. Conveniently located near Vanderbilt and Belmont Universities, Hillsboro Village is a collection of shops, boutiques, and restaurants perfect for a day’s stroll. Adjacent to Hillsboro Village is the Belmont area, which is home to Belmont University, a historic home, shops, and some great eating. Grab a fabulous breakfast at the famous Pancake Pantry, ice cream and Jeni’s Splendid, yummy grub at Fido and Cabana and go see a hip flick at the historic Belcourt Theater. Plenty of chic boutiques and coffee shops to enjoy. Grab a Lyft/Uber for a quick ride to the Gulch, Music Row, Downtown/Broadway.
